Plans Approved for Rainbow Valley

Before a site can come to life, its plans need to be approved by not only the developer, but governing parties and existing neighbors. The entitlement process can take years, and for Rainbow Valley, it did just that. Rainbow Valley is an approximately 1,000-acre community located in the City of Goodyear, just 12 miles south of the I-10. Originally starting at our prior firm CMX, it was put on hold and was eventually placed in the hands of HILGARTWILSON to complete. That’s over 9 years that this project was in the planning stage!

Rainbow Valley Planned Area Development (PAD) is envisioned to be a premier master-planned community with over 2,900 residential units ranging from cluster/courtyard, duplex, triplex, and townhomes to low density, single-family detached homes. It will include commercial and retail spaces adjacent to the Loop 303 freeway, making it easily accessible. Its network of trails, parks, and open spaces will connect the community neighborhoods to the Waterman Wash.

Our Planning Group, led by Planning Group Manager Rob Gubser and Project Manager Toni Bonar, celebrated a recent success when the development finally earned all of its approvals. With that, Rainbow Valley can start being built.
